The Design and Build Process

Stage 1 – Briefing and Discovery

Every project starts with listening. We spend time understanding your business objectives, your working culture, your brand, and the practical requirements of the space. We visit the site, assess the building, and establish the parameters for the project.

Stage 2 – Concept Design

Our design team develops initial concepts that respond to your brief. These include spatial layouts, zoning strategies, look-and-feel imagery, and preliminary material palettes. We present these for your feedback and refinement, ensuring the direction is right before we invest in detailed design.

Stage 3 – Detailed Design and Specification

Once the concept is approved, we develop the full design package. This includes detailed floor plans, elevations, sections, material specifications, furniture schedules, lighting plans, and MEP (mechanical, electrical, and plumbing) coordination. Everything is documented to a level of detail that eliminates ambiguity during construction.

Stage 4 – Cost Certainty

Before any work begins on site, we provide a fixed-price proposal that covers the entire scope of works. This is not a rough estimate or a budget range. It is a detailed, line-by-line breakdown that gives you confidence in the final cost.

There should be no surprises at the end of a design and build project, and our pricing process is designed to ensure that.

Stage 5 – Construction and Fit-Out

Our project management team takes the design into delivery, coordinating all trades, managing the programme, and maintaining quality standards throughout. You receive regular progress updates and have a dedicated point of contact for the duration of the build. Site visits are welcomed and encouraged.

Stage 6 – Snagging and Handover

As the project nears completion, we carry out a thorough snagging process to identify and resolve any defects before handover. We do not consider a project finished until every detail meets our standards and yours. At handover, you receive full documentation including as-built drawings, operation and maintenance manuals, and warranty information.
